Water Tower

Location: Pepper Arden

This Grade II listed Victorian water tower, located within the curtilage of Pepper Arden Hall, is being sensitively renovated to provide unique two-bedroom accommodation as part of the Hall’s wider diversification into tourism and events.

With a compact 4m x 4m internal footprint and soaring over 20 metres in height, the project presents a number of design and structural challenges.

A modest ground floor extension houses a utility space, while the conversion
preserves the tower’s historic fabric—retaining original openings, exposed brickwork, stone corbels, roof trusses, and pipework.

New floors and reformed internal stairs enable safe access throughout the tower. A dramatic double-height entrance hall and stairwell lead to the bedrooms and bathroom, with the main living space positioned at the top to capture panoramic views over the surrounding countryside.

Nestled in woodland, this is a truly special and characterful project, combining heritage conservation with innovative, vertical living.
