Barn Conversion

Location: Derbyshire

A striking transformation of a former agricultural barn in Kirk Langley in the Derbyshire countryside, delivered under Class Q permitted development rights — a planning policy that allows certain agricultural buildings to be converted into homes without the need for full planning permission, provided specific criteria are met.

This contemporary family home takes full advantage of the barn’s generous proportions and existing openings, framing expansive views of the surrounding landscape. A clean, modern intervention respects the agricultural character of the original structure while delivering a high-performance, future-ready dwelling.

Constructed using Structural Insulated Panels (SIPs), the house achieves exceptional thermal performance, with low U-values and a fully integrated mechanical heat recovery system. The design also includes a full basement level, offering flexible living and storage space, and the scheme is completed with carefully considered landscaping to anchor the home within its rural setting.

“Working with Matt Ball Architecture for our New build was the best thing we could have done. Quality and attention to
detail make the process smooth from start to finish, Matt delivered a project on a difficult site with an innovative and
clever design.”
